Vinyl composition tile (VCT) will eventually become scratched & dull. New coats of finish applied without a full strip will lose luster quickly. There is no getting around this.
We have found that the 2 most common cost-cutting approaches used to make commercial VCT shiny again are:
#1) The Mop & Coat: The tile is mopped-clean, dried, and 1-2 new coats of “wax” (floor finish) is applied.
#2) The Scrub & Recoat: A couple of layers of old wax are machine scrubbed off & 1-2 new coats is reapplied. The floor never gets stripped down to the bare tile.
YES, these 2 methods will make VCT shiny again. Temporarily. Even worse, when methods #1 or #2 are repeated the tile ultimately becomes difficult to fully strip.
Our 4 real job photos here show the inevitable results of improper maintenance: Floors appear darker and the finish yellows over time. When you add unskilled methods and poor workflow to the process, this will also cause dirt to be waxed back into the tile and harden.
